Many of those "affordable" condos are financial time bombs in disguise. Florida now requires mandatory milestone inspections and strict capital reserves for buildings over 30 years old — and buyers who don't know this end up surprised by Special Assessments, rising HOA fees, and insurance increases that silently destroy their ROI.

At LMC, we don't just evaluate the asking price — we analyze the Total Cost of Ownership. We filter aggressively for hidden assessments, insurance exposure, and HOA financial health. We only bring you properties where the numbers hold up over time — not just on closing day.

Yes, you can get financing — but the rules have changed. Rates are higher, underwriting is stricter, and many lenders penalize foreign buyers who try to purchase through foreign corporations by demanding massive down payments or punishing interest rates.

We connect you with lenders who specialize in Foreign National portfolios and structure the purchase correctly — typically through a US LLC. This streamlines approval, protects your identity, and often results in significantly better mortgage terms.

As a non-resident investor (non-homestead), you don't have the 3% annual cap that local residents enjoy. Your property taxes can increase up to 10% per year. If you don't model this into your projections before buying, it can severely erode your returns over time.

We build 5 and 10-year projections assuming the maximum 10% annual tax increase. We never present a property where the numbers work today but break tomorrow. Your investment plan is built to survive — not just to look good on paper.
